Project 01
Off-market acquisition · Full refurbishment · Retained
Acquired off-market through a property sourcer, this three-bedroom flat in Fife required a complete renovation. HLY managed a five-month transformation including a full rewire, new boiler and heating system, new kitchen and bathroom, new flooring and carpets, and replacement internal doors. The project was funded by private investors and subsequently remortgaged — a buy, refurbish, refinance approach — allowing the property to be retained within the portfolio.
Project 02
Current project · Full renovation · First flip
HLY Property Group is currently undertaking a full property renovation in Aberdour, Fife. The project represents the group's first dedicated property flip in Scotland and provides an opportunity to apply the HLY approach to acquisition, refurbishment and project management from start to finish. Further photography, project details and the completed outcome will be added as the renovation progresses.

HLY Property Group works with private investors and joint-venture partners to fund carefully selected property acquisitions, refurbishments and development opportunities.
Depending on the project, opportunities may be structured around fixed returns, profit participation or joint-venture arrangements. Security may also be available on qualifying projects, subject to the individual structure and legal documentation.
